COCO BEACH 2 is ATTACHED to Coco Beach 1 and 3 but their deceptive marketing would have you believe it is a stand alone boutique condo. They lied to the owners of Coco Beach 1 the same way!

Menesse Condos/Selectta Real Estate markets themselves as a reliable real estate developer in Playa del Carmen, promising luxurious living and ocean views. However, buyers have faced endless challenges, including:

Significant Delays: Properties delivered more than 2 years late.
Unpaid Late Fees: Tens of thousands owed to buyers remain unpaid.

Menesse Condos threatened to withhold apartment keys unless owners signed documents stating the apartments were delivered on time. These documents falsely stated that no money was owed in late fees and prohibited buyers from suing the company.

Promised delivery dates were missed by more than two years. Keys were finally handed over with a black banner on the door, ignoring financial compensation for late delivery. Buyers are still owed tens of thousands of dollars in late fees, which Menesse refuses to pay.

Original plans promised ocean views for many units. Secret construction of Coco Beach 2, 3, and 4 blocked views for most buyers. Coco Beach 1 was marketed as a 50-unit boutique complex but ended up with 60 units and inadequate parking for just 8 cars.

Menesse added unapproved floors to Coco Beach 1, resulting in government intervention and months-long shutdowns. The company was forced to tear down a top floor and deceptively renumber floors to cover up violations.

Menesse is delaying the process of transferring deeds, which should take 3-4 months but is being stretched to over 7 months. The company blames delays on external factors, refusing accountability.

The corruption with Menesse is unending..they blocked all internet providers to Coco Beach 1 except TOTAL PLAY....BECAUSE they negotiated a "kickback" off each client! Extremely dishonest company!!!

Employees admitted being coached to ignore emails and phone calls. Buyers, especially foreigners, were told they had no chance of winning legal battles.
